Q: Does Peak Realty handle all aspects of an eviction or other legal issues?

A: Yes, however, we do not pay for the attorney fees. We hire one of our trusted attorneys (or we can work with an attorney of your choice) and represent the client in court on their behalf. The client isn’t bothered with a single detail of the eviction process unless requested.

Q: What does your monthly fee cover?

A: Our monthly fee covers the cost of full service property management. We handle 100% of everything in regards to your rental property. You can be involved as little or as much as you’d like.

Q: Do you handle maintenance at my properties? Do you require your property owners to use Peak Realty’s maintenance crew?

A:  We handle all maintenance issues that come up at your properties pertaining to the residents. All residents are required to put their maintenance requests in writing. We typically respond to maintenance requests within 24-48 hours. You determine the amount of involvement you want to have in the regular maintenance at your property by setting a “cost of repair” dollar amount over which you wish to be contacted.  We have our trusted vendors that we’ve worked with closely for many years, but if you have a handyman or vendor you’d like us to use at your property when maintenance/repairs occur, that is fine with us.

Q: How are vendor invoices paid for maintenance and repairs?

A: We require all clients to have a minimum maintenance reserve of $250. The reserve funds come out of the rent income but is still the clients money. These funds are used to pay for materials and labor if emergency needs arise. We do not front payments for vendor invoices.

Q: Does Peak Realty up-charge vendor invoices?

A: No, Peak Realty does not have any hidden fees, surcharges or vendor mark-ups.

Q: Are you licensed and insured?

A: Yes, we are licensed with the Department of Licensing and Regulatory Affairs and insured through Gallagher and Affinity Insurance.

Q: How do you advertise your vacancies?

A:  We advertise on all the major vacancy search engines, including Craigslist, Westside Rentals, Backpage, HotPads, Enormo, Vast, and Google Base, to name a few.

Q: How do you screen prospective residents?

A:  All applicants must complete a standard application to rent, which is then run for credit and eviction history through the major credit bureaus. We also verify employment and rental history through direct contact with both employers and landlords.

Q: Where do my rents go, and how do I get them?

A:  An operating account held by Peak Realty.  Every month a series of reports go out to you along with a check or wire.

Q: Who do I contact with questions about my properties?

A:  As a small family-owned and operated company you will be in direct contact with one of the owners of the company or a property supervisor. We are all intimately involved in the day-to-day management of your properties and are always available to you when you have questions. Please call the office today at 586-944-7700.
